Commence and Complete Construction
Understandably, you are anxious for GEAUX to start construction on your home. However, several preliminary tasks usually need to be completed before GEAUX begins construction.
Most residential constructions require a building permit. The process varies and can take a few minutes to many weeks depending on city/town practices and workload.
Any structural changes to the plans, the engineering for the home may need revision. These revisions can take several days to several weeks, and it must be completed prior to applying for a building permit.
In many cases, GEAUX must wait for your loan to be approved before beginning to build your home. Additionally, skilled labor shortages, weather, and change orders extend the construction schedule.
Inspections and Walk-Through
At least one week prior to closing, the Pre-Close Walk-Through is the opportunity for the Owners to completely inspect the home for any defect. Any items found during the Pre-Close Walk-Through are to be recorded by the Sales Coordinator or Construction Manager and put into writing.
Upon completion of the Pre-Close Walk-Though, the Owners and the Sales Coordinator or Construction Manager initial the Pre-Close Checklist. During the week prior to closing, the Sales Coordinator or Construction Manager shall have the responsibility to see that all items on the Checklist are completed.
The Final Walk-Through is to take place the day before or day of closing by the Owners, and the Sales Coordinator or Construction Manager. During the Final Walk-Through the Owners, and the Sales Coordinator or Construction Manager review the Pre-Close Checklist. The purpose of this Final Walk-Through is not to re-inspect the house, but only to inspect the items on the Pre-Close Checklist to insure the items identified in the Pre-Close Walk-Through have been completed.
Any additional items not listed on the Pre-Close Checklist, but are noticed at the Final Walk-Through are to be listed on an Addendum to the Final Walk-Through. These items will be addressed by the Construction Manager.
